  • Inspect the property and provide a rental market appraisal and recommend any property improvements
  • Conduct rental reviews in accordance with lease to ensure maximum return on investment
  • Promote and market the property to the best advantage in accordance with owners instructions and relevant regulations
  • Provide a landlords instruction sheet incorporating instructions for repairs and maintenance, banking, outgoings and any other payments
  • Arrange and/or prepare all leasing documentation in accordance with legislation
  • Follow up and communicate with landlords on a regular basis
  • Conduct interviews and check all references of prospective tenants, including TICA database checks
  • Brief landlord and tenant on their duties and responsibilities under the tenancy agreement
  • Arrange maintenance if required and supply quotes for landlords approval
  • Conduct inspections to ensure the tenant is fulfilling their lease obligations and report to owner
  • Conduct regular external drive by of property
  • Directly pay rental monies into nominated bank accounts

  • Receipt and account for all monies in accordance with accounting practises

  • Inspect the property once tenants have vacated to ensure it is in accordance with condition report, and also Lease
  • Collect security deposit negotiated within lease, hold on behalf of tenant. If any discrepancies occur at end of tenancy, negotiate and sort out a compromise when needed
  • Prepare and serve all notices including non-payment of rent, significant property damage, accidents.
  • Appear on behalf of landlords at Tribunal hearings
  • Prepare applications and serve notices on behalf of landlord in accordance with legislation
  • Monitor lease expiries and arrange renewal if applicable
  • Provide monthly statements on rent collected and outgoings paid, Payment of utilities rates, owner corp fees, trades people and contractors if requested.
